About this video

The topic

When a buyer views your property listing, whose brand are they seeing?

The Wall Street Journal’s reporting on Compass, Zillow, and the battle over real estate listings raises a question that deserves more attention: Who benefits from the buyers attracted by the listings agents create?

For decades, MLS branding restrictions have limited how agents present themselves through shared listing media. Portals built powerful consumer businesses around that inventory. Now large brokerages are building their own property distribution and lead systems.

Rethink Open House takes a different approach.

Your listing can include:
– Your personal agent introduction video
– Your branded property presentation
– A direct link to your professional profile
– Direct buyer contact options
– No ROH lead sales or referral fees

You don’t have to leave your brokerage or abandon the MLS.

Your listing should sell the house AND help build your business.

If you’re a real estate agent, I want to ask you a simple question. When a buyer looks at one of your property listings online, whose business are you helping promote? Yours? Or the company operating the website?
The Wall Street Journal just published an article titled, “The Fierce Battle to Control How Americans Buy and Sell Their Homes.” It’s about the battle between Compass, Zillow, and the traditional MLS system over who controls listing inventory.
But I think the real estate industry has ignored one of the most important questions in that entire discussion.
Why aren’t agents being given a better opportunity to build their own brands with their own listings?
Think about what happens when you get a listing.
You’ve invested time developing a relationship with the seller. You’ve established your professional reputation. You arrange the photography, the video, and the marketing. You bring that property to the marketplace.
Then it enters the MLS.
And for decades, many MLS systems have restricted agent branding in the photographs, videos, and virtual tours that are distributed through their systems.
Your name might appear in the listing information. Your brokerage might receive attribution. But your personal brand often isn’t the focus of the experience the buyer actually sees.
That’s an enormous missed opportunity.
The property is what attracts the buyer. And the moment the buyer is interested in that property is one of the most valuable opportunities you have to introduce yourself as a real estate professional.
But where does that attention go?
Look at the real estate portals.
Zillow and Realtor.com became major destinations for people searching for homes. They built their brands around property listings supplied by the industry. They attracted consumers and developed advertising and lead-generation businesses around those audiences.
The agent earned the listing. The platform built another business around the attention that listing generated.
Now Compass recognizes the value of that attention.
Compass is building its own property distribution network, and it promotes programs that give listing agents more prominent visibility and direct buyer inquiries.
That’s a step in the right direction. In fact, it reinforces the very point I’ve been making.
Agents should be visible where buyers are looking at properties.
But here’s my question. Why should that opportunity depend on belonging to Compass?
And who ultimately controls how your branding and contact information appear?
Compass does.
Compass even has a Listing Agent Lead and Referral Program. According to its own website, the listing agent receives buyer inquiries first and can choose to handle those inquiries or refer them through the Compass Leads Program.
The company advertises a ten percent referral payment to the originating listing agent when a qualifying referral closes.
Now, that’s not necessarily a bad arrangement for an agent who wants somebody else to handle a buyer inquiry. It’s an option that may provide value.
But consider what has happened.
For years, agents have complained about portals creating lead businesses around their listings. Now a major brokerage company is building its own lead and referral system around those same opportunities.
Are we eliminating the money in the middle? Or are we reorganizing it inside the brokerage?
And if you’re an independent agent or work for a small brokerage, why should you have to participate in somebody else’s brokerage network to get the benefits of a modern property marketing experience?
That’s what I want to change.
When I created Rethink Open House, I didn’t want to build another website that simply displays property photos and hides the professional behind a generic contact button.
I wanted the property listing itself to become an opportunity for both selling the house and building the professional’s business.
On Rethink Open House, an agent can have a personal introduction video directly on the property listing page.
Think about that. While a buyer is learning about the house, they can also see and hear from the professional representing it.
They can learn who you are, how you approach your work, and why they might want to work with you.
And if they want to know more, they can go directly from the property listing to your professional profile page.
Your listing is no longer just a collection of property facts sitting inside somebody else’s marketplace.
And don’t forget, sellers look at houses for sale too. A rethink open house listing page is an online listing presentation for you.
It’s a branded property experience that can help build your professional identity.
And when the buyer wants to contact someone about the property, Rethink Open House lets the participating professional maintain a direct contact path. The listing can also identify another participating professional when appropriate.
We’re not inserting a paid referral system between the buyer and the people actually involved in selling the house.
We don’t sell the lead.
We don’t charge a referral fee for that connection.
And we don’t require an agent to belong to a giant brokerage company to participate.
Now, Compass also provides agent profiles and branding on its website. I’m not suggesting it doesn’t. But those features operate within a marketplace Compass owns and controls.
Rethink Open House makes the branded property experience available to participating agents and brokerages regardless of whether they’re affiliated with a large national company.
That’s a different starting point.
We also believe the first meaningful showing of a property can happen online. Professional photos, video, and detailed information can help buyers understand the house before they ever walk through the front door.
That can make physical showings more productive, reduce unnecessary traffic through a seller’s home, and make the property presentation more valuable.
And while buyers are learning about the house, they’re also learning about you.
Think about how many listings you’ve sold during your career.
Now imagine if every one of those listings had also worked to build your personal brand in front of the people viewing the property.
How much more valuable might your marketing have been?
How many people might remember you as the professional who presented that house?
And why shouldn’t your future listings do exactly that?
For decades, the MLS has had the inventory because agents keep giving it the inventory. The portals have used that inventory to build enormous consumer audiences. And now the largest brokerage companies are developing increasingly sophisticated ways to attract those consumers themselves.
But you have a choice.
You can keep feeding the established system and hope its operators continue to give you the visibility you want.
Or you can start placing your listings in a marketplace designed to keep your professional identity connected to the properties you’re selling.
You don’t have to stop using the MLS. You don’t have to change brokerages. You can start right now.
Put your next listing on Rethink Open House. Add your introduction video. Connect your professional profile. Show buyers who you are and give them a direct way to reach you.
Control your listing. Control your brand. Control your leads.
You spent your career building your brand.
Isn’t it time your listings started building it, too?
